Phase-1 will consist of a single block. It will be a Stilt + Basement + 10-12 floors structure. There will be around 57 units in a single floor. 332 covered car parking and 37 open car parking spaces will be provided. According to the information provided on RERA website, while there will be no car parking space provided for 1 BHK apartments, 1 car parking space will be provided for 2 3 BHK units, each. The project is RERA registered and is expected to be completed in May, 2027. • There will be a total of 260 1 BHK units, 210 2 BHK units and 100 3 BHK apartments. The project has a single entry/exit point. Units are interclosed in 2 layers, with open space in the middle, meant for landscape garden or amenities. The apartments will have 2 views- One facing the interior open space and the other facing the external view of the project. • The developer claims that nearly 70% of the project area will be open space. Some of the amenities offered by the developer at Sowparnika Indradanush Phase-1 includes smart home automation, CCTV surveillance, clubhouse, community hall, swimming pool, gym, park and provision for various indoor and outdoor sports activities. • Hoskote lies in Bengaluru's east, at the intersection of two major national highways, NH-75 and NH-648. Hoskote is in great demand due to a relatively lower cost of property and its proximity to major IT hubs including Whitefield, ITPL, and KR Puram. It also has a KIADB Industrial Area along the Hoskote-Chintamani road and shares proximity with Narasapura Industrial Area. Besides logistics and warehousing companies, there are also auto manufacturing firms and other ancillary industries in the neighborhood. • In order to reach the project, one has to take a diversion along the Bengaluru-Tirupati Highway, towards the Kadapa-Bengaluru Highway and then take a diversion to the Hoskote-Sidlaghatta Road. • The project is situated right next to the Sowparnika Purple Rose apartments. A new project by DS Max is coming up right opposite the project site. • The land on which the project is coming up is completely owned by the builder and has an E-katha from the Dodda Hullur gram panchayat. • There are many good educational institutions and medical centers within a 4 to 8 km radius. There is not much development around the project as of now. One might have to travel a bit in order to fulfill their daily shopping requirements and the PVR Orion Uptown Mall on Old Madras Road is the nearest. Buses, cabs and autos are accessible only from major junctions. Having your own vehicle or suitable travel arrangements makes life much easier here. • Sowparnika Purple Rose is the only other apartment, next to the project. The condition of the Hoskote-Sidlaghatta Road is decent. There are few warehouses and residential projects coming up along the same stretch. As of now few commercial and social infrastructure facilities are being built in the immediate vicinity. • Even for basic shopping, you may have to travel a little. Nonetheless, if you want to live in the midst of nature, away from the hustle and bustle of the city, this project can be considered.
