Let's drive through South Redondo Beach, California and do a real estate tour the best neighborhoods for buyers and sellers. • ABOUT REDONDO BEACH CALIFORNIA • Redondo Beach is one of the three Los Angeles South Bay Beach Cities. The other two are Manhattan Beach and Hermosa Beach. Redondo Beach is the largest of the three Beach Cities. • North and South Redondo Beach are very different from each other. • North Redondo Beach is landlocked and beach in name only. South Redondo Beach has ocean front and real estate with ocean views. Curiously, a lot of what is considered to be South Redondo Beach beachfront, is actually in the City of Torrance CA. That is also true for many of the homes. • RIVIERA VILLAGE • The heart of Redondo Beach, the de facto downtown is Riviera Village in South Redondo Beach. • Most of the shops and restaurants in Riviera Village are local with only a few national brands represented. Yes, there is a Starbucks and a Trader Joe's but that's about it. • MAIN STREETS • There are 3 main north-south streets. There's Pacific Coast Highway - PCH, which also runs through Hermosa and Manhattan Beach. • At the eastern border, Prospect Ave runs more or less parallel to PCH for a long stretch. • West of PCH, Catalina Ave runs north-south. • The Strand, which runs through Hermosa Beach and Manhattan Beach, is known as The Esplanade in South Redondo Beach. • HOLLYWOOD RIVIERA • The Hollywood Riviera is a neighborhood of primarily single family residences located at the base of the Palos Verdes Peninsula. While this neighborhood has Redondo Beach addresses, most of it is in the City of Torrance meaning it has Torrance services like schools, police and fire. This also happens in other parts of Los Angeles county as well. The reason has to do with where post offices were located a century ago or longer. • THE AVENUES • The Avenues, which run east and west of PCH, is a highly desirable neighborhood because of the proximity to Riviera Village.and the beach. East of PCH there are mostly Single Family Residences on the Avenues. West of PCH, you will also find townhomes and condos. • LARGE CONDO COMPLEXES • There are three very large complexes and they are often confused with each other. • The Village is located west of Catalina Ave and many units have ocean views. Brookside Village is located further inland at the intersection of Prospect Ave and Camino Real. Village Palos Verdes is a large townhome community located in the Hollywood Riviera. • PROPERTY TYPES • South Redondo Beach has townhomes, condos, single family residences (houses), apartment buildings, duplexes, triplexes and almost any other property type you can think of. • Important point for Redondo Beach home buyers regarding townhomes. • Townhomes come in multiple varieties. Some are attached meaning they have common walls and some are detached with no common walls. Often you'll find 2 townhomes on one lot. Those are called, not surprisingly, 2 on a lots and are very common in South Redondo Beach. There are also 3 on a lots but in general you'll see fewer of those. There is no limit to the number of attached units that can be in one complex. • Townhomes are a property type, not a legal description. Almost all townhomes in California are zoned as condominiums.
