What is an Estate and how do Estate Sales Work • Now an estate is the person assets • And estate sale is the personal assets being sold after they are not here or while they are not here • But you finally get to buy someone's assets from them, including their house, and most importantly collectible items, like cards, coins, and old furniture. • Now the Good thing is this: • Some estate sales contain very collectible items that could go for a massive profit • Some estate sales are usually held by motivated sellers like kids (where they only want the money) • And some estate sales items trash, but obviously the more you do this, the better you’ll get ( just like everything else in life ) • 2. Can you make a lot of Profits • First example: • My accountants, one of her clients actually had a commercial property that she sold 30-40% below market rate • Because it was an estate sale and because it had some damage that could easily be fixed • My accountant helped her get the money and now my account has a commercial property that gives her more income • Second Example • Lady from pawn stars with the coin • That found a coin she probably paid $50 and turns out its worth 5-9k at auction • Now these needles in the haystack, so that’s why today we want to be more realistic. • 3. How to get into it and how to find deals • First of all, obviously you need some cash to get started ( I recommend starting from $100-$1000 to have a lot more options ) • Do not start a business with debt, because it’s a business with risk and you buy junk sometimes • Where you find Deal: at estate sales obviously and here is how you find them • Grasons: mostly dominant in the west • Blue Moon Estate Sales • Caring Transitions • Estate Sales.com • Estatesales.net • Estatesales.org • Now obviously: • It’s a volume game you have to attend some estate sales to see what's going on and get experience • And I’ll also go to some of these websites to show you what they have for sale • And how I already found items that can double my money. • But here are some tips first: • Simple: think of an estate sales of you buying from a garage sale, instead of that everything is going to be listed for sale ( assume that everything is for sale in the house, even the curtains )) • Limited number of shoppers inside at ones: so get their early and wait in line ( you want to get their early, this is to prevent theft) • Rules: som estate sale companies take checks, credit but a lot of them just go for cash ( do not do debt ) • Don’t bring a big bag, they might not let you in because it’s a merchandise risk for thieves ( but be prepared to carry out the things you buy) • Advice: when going look at the preview pictures first to see what you really want • When you get in go straight their • And then look around for more stuff • Remember everything Is for sale so ask • Understand negotiations • You won't be allowed to haggle but you can ask for a discount • And estate sales are organized to lower the price by day • 25% one day, half of the next day, and so on. • 4.
