If you're interested in having your question answered, feel free to email me. • ▶️ [email protected] • ▶ With the subject line of Weekly CRE Question • In this video, I explain what a sublease agreement is and how tenants can use it to benefit their cash flow. • Sublease occurs when the tenant transfers a part of their legal tenancy to a third party as a new tenant. • How this works is that you would enter into an agreement with a 3rd party to lease the existing space from you. • They would then make payments to you on a monthly basis that you would remit to the landlord. • Although this does help limit your cash outflow, it does not absolve you of responsibility for the lease. • If the subtenant decides not to pay their rent, you would be responsible for covering the shortfall and making payment to the landlord. • You can only execute a sublease agreement if you have a sublease clause within your lease. • Prior to subleasing the space, landlords are generally going to want to have a say in who takes over the space. • If you're interested in buying, leasing, or selling commercial real estate, I'd be happy to help!
